Thank you for your interest in Wilkes Habitat for Humanity’s home ownership program.
Habitat for Humanity builds and sells home to qualifying partner families at a price that is affordable. We do this by building simple and decent homes using volunteer labor, and by financing the sale of our homes with a fixed rate zero-interest mortgage.
Our homebuyers must contribute ‘sweat equity’ hours to the construction of their homes, and manage the maintenance of their own homes using their own income. Wilkes Habitat for Humanity collects escrow funds for property taxes and homeowners insurance along with the mortgage payment, which must be made on time each month.
In order to qualify to purchase a Habitat home, applicants must meet the following requirements:
1. Have a Housing Need
- Current housing needs critical repairs
- Overcrowded living conditions
- Rent and utilities exceed 33% of household’s total monthly income
2. Have the ability to pay for a Habitat home
- Applicants must have stable income
- Applicants must have a legal right to work in the United States
- Perfect credit is not required
- Monthly pre-tax income falls within Habitat’s guidelines, based on area median income
3. Demonstrate a willingness to partner
- Must be a current resident of Wilkes County, NC and have lived here for at least 1 year
- Judgments & collections must be paid-off before beginning the construction of the home
- Attend (8) two-hour long homebuyer education classes (held in the evenings)
- Complete 200 hours of “sweat equity” on your home / the homes of other partner families
If you believe you meet all of these requirements, the next step is to fill out a preliminary application for housing, which can be downloaded here.
Wilkes Habitat for Humanity is accepting new applications from February 1st through February 29th, 2012.
We are offering two homes for sale – 127 & 204 Beaver Dam Lane, North Wilkesboro, and will be selecting 2 partner families/individuals during this application period. These homes each have 3 bedrooms / 1 1/2 baths, and are located in the North High school district.
Applicants who meet our basic program criteria will be invited to attend one of our application seminars, where they will begin the second stage of the application process.
Thanks again for your interest in Wilkes Habitat for Humanity’s home ownership program.
